Asset Manager responsibilities
Provides Operations, Reporting and Forecasting Accountability: Reviews and recommends approval for property operations and capital budgeting, variance analysis and reconciliations. Reviews and approves property level accruals and postings, accounting practices and accounts payable and receivable practices. Manages property operations, tenant relations and rent collection processes. Reviews and maintains information management systems.
Reviews and maintains information management systems: assists Portfolio Managers in reviewing the integrity of lease files, acquisition files and company documents. Reviews procedures for cataloging, maintaining, and uploading all documents concerning existing and newly acquired properties. Works directly with brokers, tenants, property managers, and legal counsel to ensure proper distribution of all documentation.
Generate annual business plan in conjunction with the operating and capital budgeting. Work closely with property managers and/or asset managers to execute the business plan. Review results through monthly reporting process and make adjustments in tactics or overall strategy if new opportunities arise. Ensure complete and accurate quantitative and qualitative reporting to finance and accounting teams, and review and provide guidance on property and Trust level financial forecasting (ARGUS).
Reviews and provides guidance and input on REIT taxation issues for personal property and income qualification, public filings, disclosure and reporting requirements.
Reviews operations plans and Director of Operations reporting towards portfolio-wide reporting of operational issues, assignments and project updates with input from property management, chief engineers and data center engineers.
Develops staffing plan recommendations for sales, operations, design and construction, asset management and property management.
SUPERVISORY RESPONSIBILITIES
Directly supervises property managers, asset management associates and retail collocation manager. Provides dotted-line oversight for operations, design and construction and data center engineers.
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from a four-year college or university and a minimum of five (5) years of Commercial Real Estate Asset Management.
Ability to comprehend, analyze, and interpret financial statements, budgets and financial forecast models, title and legal documentation conveying title, insurance certificates and riders, mortgage and portfolio debt instruments, construction specifications, plans and contracts. Ability to effectively respond, verbally or written, to sensitive issues, complex inquiries or complaints. Ability to make effective presentations and respond to questions from groups of managers, clients, customers and the general public. Requires a high level of commitment to customer service, whether co-workers or clients.
Requires knowledge of all applicable rules, laws, ordinances towards real estate title and conveyances, leases and licenses, service and construction contracts, and debt instruments and security documents.
Ability to analyze financial and return impact of capital allocation decisions, and think creatively in regards to maximizing returns from capital allocation decisions. Ability to summarize property and enterprise financial performance through evaluation of various data sources including operations and capital accounting, financial forecasting, job cost accounting, project budgeting and variance analysis, and expense reconciliations.
