44 units Apartment building Manager in Spring Branch area in Houston city, Texas

Job Purpose:

Managing  44 unit rental apartment building by maintaining premises and filling vacancies.Duties:

* Establishes rental rate by surveying local rental rates and calculating overhead costs,

* Attracts tenants by advertising vacancies; obtaining referrals from current renters; explaining advantages of location and services; showing apartments.

* Contracts with tenants by explaining contract terms and rules of occupancy; collecting security deposit.

* Accomplishes financial objectives by collecting rents; forecasting requirements; ; scheduling expenditures; Bank deposits.

* Maintains apartment building by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant apartments and completing repairs; planning renovations; 

* Maintains building systems by contracting for maintenance services; supervising repairs.

* Enforces occupancy policies and procedures by meeting with tenants association; providing information and direction; confronting violators and enforcing complete eviction procedure.Skills/Qualifications:
