Building/Facilities Operations Supervisor – LGT #292
$23.75 to $27.63/hour

This position will supervise, direct, inspect, and evaluate the work of a crew of janitors and/or laborers involved in routine maintenance and minor repair of City Light owned and leased buildings, facilities and properties; which includes facility maintenance and repairs, custodial maintenance, and office relocations. Prioritizes, plans, schedules and assigns preventative and corrective maintenance work to staff. Reviews work performance, issues performance appraisals and writes corrective action plans. 

Administers City Light’s furnishings, office furniture and equipment program.  Prepares specifications for purchases and contracted services. Evaluates and selects equipment, materials, building fixtures and furnishings. Administers contracted services including window washing, elevator services, fire detection, and relamping. Inspects facilities to determine needed repairs and ensure a safe work environment.  Enforces compliance with building, fire and other codes. Serves as Facility Duty Officer at City Light (after-hours on-call status).  Commits resources to handle equipment breakdowns and facility emergencies. Develops and implements operating procedures and standards. Assist with the preparation of group budget and tracks expenditures. Prepares workload forecast and activity reports.

 

Required qualifications include four years of experience in building management or facility maintenance including at least two years of supervisory or lead experience. (Combinations of education, training and experience will be evaluated on an individual basis for comparability).

 

Desired qualifications include knowledge of federal and state regulations including WISHA and OSHA regulations. Knowledge of labor union contracts, ethics standards, workplace expectations and guidelines. Skilled in communications and negotiation. Skilled in motivating employees and initiating work place quality. Skilled in hiring practices, which support the City of Seattle’s diversity initiatives. Ability to think critically and strategically. Ability to be persuasive and professional in verbal and written communications with multiple constituencies including employees, customers and other stakeholders. Ability to foster and model effective customer service. Ability to coach, counsel and develop employees as well as build teams and enhance staff motivation. Ability to provide leadership in an environment of change; willingness to make difficult and challenging decisions. Ability to provide clear expectations and directions. Familiarity with Microsoft Word, Excel, Access.
