Outstanding opportunity available for a Senior Construction Manager based in Tacoma, WA!Required Skills - 5 - 7 years of construction and estimating experience. Knowledge of building codes and construction techniques. Associates degree in construction management, architecture/engineering or schooling in appropriate apprenticeship programs, with related industry certifications. Strong negotiation and communication skills. Marginal Job Functions -Utilize Key's construction tracking system to create detailed budgets classifying estimated values by CSI cost codes to allow for efficient capitalization of construction costs into Key's fixed asset system. - Meet with Key's project team, including designers, transaction managers, property managers, phone & data managers, and line of business managers to provide explanations of budget estimates, and provide frequent cost and schedule updates against plan.- Manage relationships with existing Key vendors and develop new relationships to ensure that Key has a sufficient vendor pool to allow for variability in construction projects and speed to market. - Assist Key's project team in understanding proposed scope changes during estimating and construction phase to allow for timely internal communication for the need for additional resources and to insure that capital improvements are completed in a manner within budget, scope and timing expectations. - Utilize Key's construction tracking system to maintain an understanding of construction costs by trade based on historical costs. Be prepared to advise Key of pending fluctuations to be caused by a change in economic environment or labor and raw material supply. - Insure that Key's standards, policies and procedures are adhered to during the bidding and construction process. Properly challenge any proposed deviation recommended and gain consensus between Key designers and contractors. - Visit and inspect each construction project no less than twice a month to insure that construction follows the design intent conveyed in the construction documents and that the total product including each component meets Key's and the construction industry standards. - Order and interpret all engineering reports. Estimate financial and timing impact to project estimates and timely communicate to Key's project team. - With the assistance of Key's external legal counsel, negotiate lease work letters and purchase and sale contract terms related to site conditions at closing. Essential Job Functions - Collaborate with third-party national construction management firm to manage a portfolio of 10 -50 construction projects annually. - Assist Corporate Sourcing in preparing Bid Documents, promoting Key's practices of including MWBE and Union contractors. - Evaluate Bids, make recommendations to award contracts and secure internal funding requirements. - - Monitor construction progress and authorize progress payments. - Communicate project status to Key's project team.
