Sr Accountant/GL Accountant Real Estate Construction

Legacy Partners Commercial is one of the largest privately-held real estate companies in the U.S. We are an owner-manager of a 16 million square foot commercial portfolio. Our service areas include asset and property management, acquisition and development, financing, interior architectural design and construction management. Our corporate headquarters are in Foster City.

Our Construction and Design Division has two Accounting opportunities, Sr Accountant, and GL Accountant.

Responsible for the accurate, timely and complete preparation of required financial information for a number of assigned commercial real estate projects within an accounting team. Position reports to a Controller.

Senior Construction Accountant Duties

General Accounting duties include but are not limited to the following:
• Review monthly AR Reports and prepare management fee calculations in accordance with property management agreements
• Review special tenant billing or account adjustments submitted by property management
• Prepare/review coding of lease commission invoices and special check requests
• Working with PM staff, prepare accrual entries for income and expense
• Prepare/review GAAP accounting entries (FAS 13 and FAS 141 entries, bad debt provision)
• Review general ledger for unusual variances, prepare reclassifications and make necessary journal entries to make sure the financial statements are fairly stated prior to financial reporting publication
• Print and review monthly financial reports
• Make sure monthly reports are sent to lenders/investors on a timely basis
• Review fixed asset accounts and work with PM or construction manager to determine completion of jobs and place work completed in service
• Prepare wire transfers for interest payments to be made on a timely basis
• Prepare/review loan draws for various projects in accordance with loan documents
• Assist controller on various projects as requested
• Assist with the annual budget preparation including calculating the tenant expense billing for the budget year
• Assist with the annual tenant operating expense reconciliations
• Assist in the preparation of annual audit work-papers
• Monitor cash balances and aged payables
• Prepare requests to transfer funds as needed
• Review vendor invoices for coding, approval and reasonableness
• Monitor and process payment of Legacy commissions and fees
• Review bank reconciliations and record adjustments
• Reconcile loan balances and record interest draws
• Prepare and maintain spreadsheets using Excel.
• Review Job Cost Reports and work with development team to process revisions
• Prepare reports for submission to lenders
• Review intercompany transactions and process reimbursement
• Prepare Cash Management Worksheets for fund advances/reimbursements
• Review General Ledger and compile review file
• Record loan closings and prepare loan draws
• Record sales and acquisitions
• Place assets in service
• Facilitate transition of projects to Real Estate Accounting
• Review contracts and agreements
• Review and understand relevant documents including, loan documents, development agreements, venture agreements.


GL Accountant Duties
Reconcile Payroll Batches
Review IPA transactions and process reimbursements
Review GL and prepare JE's
Record Journal Entries into JDE for GC billings (OH&P)
Variance explanations-Income and Loss
Year End Audit support
Washington quarterly returns
Calculate and process Distributions
Monitor cashflow
Reconcile and record Yardi/American Contractor (AC) transactions
Request new vendor setup in AC
Setup new customers in AC
Void Checks in AC
Review Suspense account and reclass to jobs
Input Budgets

EDUCATION and/or EXPERIENCE

A bachelor’s degree in accounting is required. A minimum of three to five years related real estate accounting experience and/or training; or equivalent combination of education and experience is preferred. Strong understanding of accounting concepts is required.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to analyze operating statements and calculate dollar and percentage variances.

OTHER SKILLS AND ABILITIES

Working knowledge or the capability of developing proficient knowledge of Microsoft Word, Microsoft Excel, and accounting software (JD Edwards and/or Yardi preferred). Ability to understand and work with complex Excel worksheets.
